Sell Your House Without an Estate Agent

It s perfectly understandable if you dont like the idea of handing over commission on your house to an estate agent. If you want to make the most of the sale of your house then you may wish to try and sell it on your own, however before you go down this route you will need to take several things into consideration. It s not just about putting a sign up on your lawn yourself, you will also have to take plenty of calls, schedule appointments, purchase classified adverts and conduct negotiations.

First of all you need to decide whether it makes financial sense to go to all the trouble of marketing and then selling the house on your own. You should weigh up all the costs you expect to incur in a worst case scenario where it takes a long time to sell your house against the money that would be paid out to an estate agent. If the numbers indicate that it could potentially work out more expensive to sell the house yourself then the safest option would be to go with a reputable agent. Bear in mind that the sort of expenses you could expect to incur yourself include things such as newspaper listings, flyers, signs, websites and any other media that you use to promote it. You would be surprised at how quickly the costs can mount up.

Also be aware that if you act as your own agent then you will need to be available around the clock to take calls from people who could be potential buyers. When taking a call you need to schedule a walk through and make sure that you are going to be in the house when someone drops by. If your working schedule doesn t make this possible then perhaps you should rethink your decision and use an agent instead.

There may be other options available to you when it comes to selling your home. For example, Sale By Owner organisations may offer options for you to market your home for much less than it would cost with an estate agent. With one of these organisations there will usually be a one off flat fee and they will also be able to advise you on how to complete a sale.

It is very important that you research the other houses in your local area to see how much they have sold for in the past. This will help to inform your decision on how to price your house, however before you settle on an asking price you should take into account selling expenses such as account closing fees as well as the amount of cash you would like to have after the sale. It should go without saying that the house will sell much faster if it is reasonably priced.

When it comes to marketing your house and getting the word out try passing fact sheets out to local estate agents as well as placing an advert in the housing section of your local newspaper. Don t forget to place a for sale sign outside the front of your house as you don t want to rule out the possibility of attracting the attention of passers by who may be interested in buying in the area.

If you are at all nervous about the prospect of showing people around then why not try practicing by showing friends or family around. When it comes to organising an open house, try to schedule it for a Sunday and ensure that you are there and prepared to answer any questions.
